Well you should list with a real estate agent but make sure it's an open listing which means either of you can sell the home and negotiate a good fee. If they can prove to you that you'll walk away with more money than anticipated even after they've had their fee, what's the harm?

Also, put an add yourself on www.Craigslist.com (in your area) and you'll be surprised of the results. Please make sure to post pictures of your home on the site as those get the most traffic.

If you want a Free agent to represent your home, a good option would be to higher a mortgage broker / loan officer. The deal is, they get all of the buyers who are interested in your home, and they can prequalify them to purchase your home, so both you and the loan officer benefit from this. That is actually the new popular thing in my area and both parties seem to be extremely happy.
References :
www.AffordMyMortgage.com

Use a real estate agent - agents are having a hard time selling houses. They are professionals who do this for a living full-time. This is a really bad time for FSBO's - why would they be able to accomplish what a full-time professional is struggling with in a tough market??
Besides, most buyers are better educated these days and realize the value of having a professional represent them for FREE - they realize that the FSBO is trying to save the commission for themself.
References :
I'm assuming you don't want to pay for an agent's commission. Try www.realtytrac.com, there you will find FSBO's. The turnabout is that those who want your specific address is that they have to pay for Realty Trac's service, but the cost is passed off to the prospective buyer. You won't get much luck in posting your house for sale on the internet unless you have something very unique. I would suggest that if you're serious in selling your home that you research confirmed sales (by looking through your local newspaper or in some counties you can research it through their respective websites) then reduce your prospective sales price by at least half. You'll be under other properties listed and you won't miss the market, as it is slowing.
